Investors returned to the Distillery District in force during June, producing multiple-offer situations on 22 of the 47 residential listings that closed last month.
The shift matters now because financing costs eased after the Bank of Canada held its policy rate steady at 3.25 percent through May, freeing capital that had stayed on the sidelines since early 2025. Local agents report that cash offers from out-of-town funds now outnumber first-time buyer bids on buildings south of Front Street.
Activity centers on two blocks: the row of converted brick warehouses along Mill Street and the mixed-use podium at the corner of Tank House Lane and Cherry Street. The Distillery District Business Improvement Area recorded 14 investor purchases in those blocks between 1 June and 30 June, up from three in the same period last year.
Median sale prices for two-bedroom units in the district reached $892,000 on 30 June, an increase of 6.4 percent from the $838,000 figure posted on 31 March. Days on market fell to 11 from 19 over the same interval, according to the Toronto Regional Real Estate Board’s monthly release.
Pressure on smaller listings
Smaller commercial spaces inside the historic Cooperage building have drawn particular attention. Three ground-floor units listed in early June received offers within 48 hours, two of them from private equity groups seeking short-term rental conversions. The Pure Spirits retail strip on Trinity Street posted its first vacancy rate below 4 percent since 2023 after an investor group purchased the remaining three available bays last week.
Practical steps for buyers
Buyers who need financing should obtain pre-approval letters before touring units and set their maximum offer 3 to 5 percent above recent comparables on Trinity Street. Those targeting the Corktown edge of the district can still locate properties that close without bidding wars if they move within 10 days of listing and accept standard financing conditions. Agents advise checking the next batch of releases scheduled for 15 July, when four new listings are expected to hit the market near the Parliament Street bridge.
